Plumbing issues rarely give you a warning notice, but your hot water tank will usually drop a few subtle hints before it completely floods your basement. Because our team handles residential plumbing and drain cleaning every single day from North Vancouver out to Vancouver Island, we’ve seen firsthand how a little bit of early preventive observation can save thousands of dollars in structural damage.

You don’t need a background in mechanical trades to check the health of your system. Spend 60 seconds performing these quick visual checks:

  • Watch the Base: Look for small pooling water or dampness directly underneath the tank or around the nearby drainage floor valve.
  • Inspect the Fittings: Check the cold water inlet and hot water outlet pipes at the top of the tank for signs of active dripping, heavy corrosion, or white, powdery mineral buildup.
  • Check the T&P Valve: The Temperature and Pressure Relief valve (usually located near the top or side with a discharge pipe running downward) should not be constantly dripping or leaking water.

If you catch a small puddle early, it might just be a loose connection or a component that needs a quick calibration. However, if the tank’s internal lining has fractured due to age and hard water stress, the unit will need a replacement. Catching these warning signs early keeps your household safe, functional, and running efficiently.

If your tank shows any of these signs, our team can help. Explore our water heater installation, maintenance, and repair services for expert support.
